BREM Real Estate Maintenance provides maintenance services for residential and business premises along with a 24h emergency service (1881 for Real Estate Emergency Line, operating 24h) and today it clearly stands as the market leader.


OÜ BREM Real Estate Maintenance administers over 1000 real estate objects in Estonia, with the total area of more than 1 million m² and the company employs about 400 people.

Administration service of business and residential premises.


By including BREM Real Estate in the process of real estate administration, the owner can focus on his main activity, leaving the administration and maintenance of property for the experts.


Administration service includes the following elements:
1. brokerage/customer services;
1.1. presentation of rooms;
1.2. conduction of negotiations and conclusion of contracts;
1.3. transfer and recovery of possession of premises as well as formalization of legal instruments;
1.4. formalization of annexes to contracts (lease of additional space, partial return of rooms, etc.);
1.5. monitoring and formalization of price increase (CPI, etc.);
1.6. finding solutions for clients’ primary problems
2. collection service;
2.1. (random) notification of clients of the approaching due date;
2.2. notification of debtors by phone;
2.3. dispatch of written complaints;
2.4. execution of the lessor’s right of security;
2.5. representation in court;
3. advertising;
3.1. City24.ee, kv.ee, ekspresskinnisvara.ee, soov.ee, bremkv.ee;
3.2. other advertising channels (newspapers, advertisement boards, outdoor advertising, etc.) in agreement with the owner;
4. accounting;
5. 24h emergency service (Tel. 1881);
6. reporting to the owner;
6.1. table of new and previous lessees;
6.2. table of empty premises;
7. market analysis for the owner;


TO SUM IT UP:

  • We ensure the building’s occupancy and maximize rental income;
  • We will find a suitable client with proper payment behaviour to occupy empty premises;
  • We observe the Client to ensure that he performs contractual obligations and we provide consultation upon settlement of disputes;
  • We help to prepare the contract and take part in the negotiations with the client;
  • We regularly submit management reports to the Owner of the property;

Fee for the entire service package is 5% of monthly rental income.


Brokerage


Purchase and sale of real estate is something we usually experience three or four times in our lives. This is one of the most exciting, yet extremely responsible events in our lives. Our brokerage team helps you to sell or lease real estate quickly and profitably. Likewise, we help you find a suitable object for purchase or rent.


We provide professional consultation and brief you on different opportunities as well as market information. We prepare contracts and take care of necessary interactions with the notary’s office. If necessary, we acquired the documents required for the transaction. We shall assist you in communicating with credit institutions in relation to the issue of receiving credit. Likewise, we can order an valuation report.
We shall carry out the transaction from the beginning to the end securely and pursuant to the legislation. We undertake to take care of all procedures and we shall inform you of every step of the process.

Price list for brokerage services

Residential and business premises’ purchase and sale representation: up to 5% of the value of the purchase and sale transaction, plus VAT.

Residential premises’ lease representation: rent for one month, plus VAT.

Business premises’ lease representation: rent for one month, plus VAT.

We give discounts for large real estate projects or multiple objects.
